What is a CP12 certificate?
- What it is: CP12 is the common name for a Landlord Gas Safety Record. It shows that a Gas Safe registered engineer has checked the gas appliances, fittings and flues in a rented property. Homeowners don’t need one, but can book a gas safety check for homeowners.
- Why landlords need one: Under the Gas Safety (Installation and Use) Regulations 1998, landlords must have this check done at least every 12 months. Without a valid record you risk fines or legal action.
How our CP12 check works
- Full inspection: Our Gas Safe registered engineer checks every gas appliance in the property, including boilers, gas fires and cookers, along with the pipework and flues.
- Gas leak test: We test the installation for leaks and make sure your property is gas-tight.
- Appliance safety: We check that each appliance is installed correctly, has enough ventilation and is working safely.
- Your certificate: When everything passes, we issue your CP12. If we find a fault, we explain what needs fixing and give you a free, fixed-price quote.
- Your duties: Give existing tenants a copy within 28 days of the check and new tenants a copy before they move in. Keep each record for 2 years.

Gas detector maintenance
A gas or carbon monoxide detector only protects you if it works. Sensors need checking and calibrating, and batteries need replacing, to keep it accurate and responsive.
