What Is an EICR?

An Electrical Installation Condition Report (EICR) is a detailed inspection of a property’s fixed electrical systems. It identifies any damage, deterioration, defects, or unsafe conditions that could present a risk to occupants.

EICRs are essential for property owners, landlords, and commercial premises, helping ensure electrical systems remain safe, compliant, and fit for continued use.

Since 1 July 2020, landlords in England are legally required to obtain a valid EICR for rental properties. Failure to comply can result in fines of up to £30,000.

Code 1 (C1)

Indicates immediate danger or a risk of injury. Any C1 hazards will be rectified before leaving the property.

Code 2 (C2)

Highlights potentially hazardous issues that require further investigation without delay.

Code 3 (C3)

Recommends improvements but does not mandate immediate remedial work for the report to be satisfactory.
