What is an EICR?
An Electrical Installation Condition Report (EICR) is a detailed inspection of a property’s fixed electrics: the wiring, fuse board, sockets, switches and light fittings. It picks up damage, wear, defects and anything unsafe that could put the people inside at risk.
Homeowners, landlords and businesses use an EICR to make sure their electrics are safe and fit to keep using.
Since 1 July 2020, landlords in England have been legally required to have a valid EICR for their rental properties. Failing to comply can lead to fines of up to £30,000.
Landlord EICRs and when to book
Landlords need a valid EICR for every rented home, renewed at least every 5 years. It’s also worth booking one when you move into an older property or if you notice warning signs like flickering lights or a fuse board that keeps tripping.

What your EICR codes mean
Code 1 (C1)
Danger present, with a risk of injury. We put any C1 hazards right before we leave the property.
Code 2 (C2)
Potentially dangerous. Remedial work is needed urgently for the report to be satisfactory.
Code 3 (C3)
Improvement recommended. It isn't urgent and won't stop the report being satisfactory.
